Commercial Cleaning Case Studies

Every building tells a story. These projects demonstrate how drone-based exterior cleaning solves real problems for commercial property managers across Dallas–Fort Worth.

Project Case Studies

Residential Lofts

Four-Story Loft Community — Dallas Farmers Market District

Four-story residential loft building with ground-floor retail in the Dallas Farmers Market District of downtown Dallas. Brick exterior fronting an active street with a protected bike lane.

The Challenge

Cleaning exterior glass on a four-story building that fronts an active downtown street — with a protected bike lane, sidewalk, and ground-floor shops below — normally means staging lifts or scaffolding over live pedestrian and bicycle traffic, disrupting residents and retail in the process.

The Solution

BolAero cleaned the building's exterior windows using a ground-supplied, hose-tethered cleaning drone with powerful proximity-management systems. The full exterior was cleaned from a single ground station — no lift, no scaffolding, and no closure of the sidewalk or the protected bike lane running along the building.

Results

  • Exterior windows cleaned across the building's street-facing elevations
  • No sidewalk or protected bike-lane closure required
  • Ground-floor retail and resident access kept clear throughout
  • Completed from a single ground station in the Dallas Farmers Market District
  • No lift or scaffolding staged over the street

Hotel Tower

~200-Foot Hotel Tower — Richardson, TX

Hotel tower rising approximately 200 feet along the U.S. 75 corridor in Richardson, Texas, with a complex roofline and rooftop skylight glass.

The Challenge

At roughly 200 feet, with a complex roofline and rooftop skylight glass, the hotel's upper-floor and rooftop windows are among the most difficult exterior surfaces to reach by conventional means. Swing stages, boom lifts, and rope-access crews are costly, weather-dependent, and complex at that height and geometry — which is why those windows had gone more than 15 years without a full exterior cleaning.

The Solution

BolAero cleaned the upper-floor and rooftop skylight glass with a hose-tethered cleaning drone equipped with powerful proximity-management systems, reaching surfaces that previously required specialized high-access rigging. What had been a cost-prohibitive, high-risk undertaking was completed safely with no rigging and no guest-area closures.

Results

  • Upper-floor and rooftop skylight windows cleaned — first full exterior cleaning in over 15 years
  • No swing stages, scaffolding, or rope-access crews required
  • No guest-area closures during the work
  • Completed safely at approximately 200 feet
  • Reached rooftop glass that conventional access methods had made impractical

Common Questions

Questions About Case Studies

Can you clean buildings taller than 10 stories?

Yes. We use a staged zone approach for taller buildings — clean the lower section from ground level, reposition the equipment to an accessible intermediate floor, and continue upward. The achievable height depends on available intermediate floors and site conditions. We assess every property individually before quoting.

How do you handle buildings in high-traffic areas?

Weekend and after-hours scheduling, pedestrian exclusion zones, spotter protocol, and advance coordination with building management. Downtown properties receive a custom traffic management plan.

Do all jobs include proof-of-clean reports?

Yes. Every job includes a branded proof-of-clean report with before/after photos by building side and elevation zone, scope-completed checklist, and maintenance recommendation.

What if my building has mixed surface types?

We select cleaning chemistry and pressure per surface zone. Glass, precast, masonry, metal panel, and stucco each receive the appropriate method. The cleaning plan documents the approach for each surface.
